REGIONAL ASSET MANAGER

Opportunity for a regional asset manager to join our team in our regional office based in Toluca. Candidates must be attracted to a fast-growing environment where responsiveness and customer service are highly valued. A predisposition towards teamwork and personal responsibility will be critical to a candidate´s success, and an aptitude to analyze financial, operational and administrative data. This position must be capable to lead lease, lend and disposal transactions, tenant and portfolio managing operations, property taxes and risk management of the portfolio, oversee all maintenance operations and manage all activities related to property compliance for a 10,000,000 square feet portfolio own or third party managed, including land, buildings (multi-tenant and BTS) and parks. The selected candidate will be also responsible for, but not limited to, the following activities:

 

·       Build, develop and lead a team of in-house property services professionals who can manage current and future transactions

·       Ensure close collaboration with other departments and regions

·       Proper analysis and recommendations in relation to the management of properties, including strategy per property, with implementation of any required action in a timely and satisfactory manner

·       Prepare, for each property, a business strategy plan on all aspects of the management to reflect the objectives and requirements of the owner

·       Prepare detailed budgets for OPEX (1-year scenario) and CAPEX based on a 1-year scenario as well as a capital planning strategy in a 5-years vision that should be re-forecasted in a quarterly manner

·       Ensure that the portfolio can be ready to sell, lend or lease including legal, documental and operational aspects

·       Capable to manage own and third-party managed portfolios, including proper and effective reporting

·       Broker management

·       Income management and income planning (rents, CAM, triple net, other recoverable income, etc.). including a creative vision to continuously expand the possibilities to increase them

·       Strongly focused on a continuous improvement culture for Tenant Relationship Management and negotiations

·       Lead all rent-roll performance reviews including expirations, renewals in a midterm basis

·       Ensure qualitative leasing of properties, including a proactive identification of value-enhancing leasing opportunities; perform deal analysis to quantify leasing impact.

·       Conduct and lead negotiations and make recommendations on all lease renewals

·       Ensure the technical quality of the properties, that they are well maintained, insured and compliant with regulations

·       Lead the team for and effective CAPEX and OPEX execution, manage any insurance claims and continuously ensure the proper update of the insurance policies (owner and tenant)

·       Oversee and ensure a cost efficient and effective maintenance execution (both, owner and tenant) and align tasks to the corporate KPIs

·       Lead all topics arising related to the management of the portfolio

·       Proactively participate in business process improvement projects and lead all ESG efforts and duties into the region

·       Oversee and effective and efficient administration of services and utilities, including operational, legal, administrative and financial aspects

·       Lead all tenant and contractor evaluations, ensuring a proper follow up of the findings

·       Coordinate property visits and inspections: Investors, authorities, auditors, specialists (PCAs, Phase I-II, PMLs, etc)

·       Lead the strategy for Tenant and Park Communication, Park Administration Reporting to Users, city/municipality efforts (associations, government areas, authorities, etc.)

·       Lead all audits and certifications related to parks and properties

 

This position reports to the Asset & Property Direction. Proactive interaction as a team player with peers into New Business, Capital Projects and Sustainability areas, as well as an effective support for other areas related to corporate and regional functions. Capable to interact with tenant representatives such as Corporate Real Estate Managers, Corporate Facility & EHS, Plant Managers, Purchasing, Owner Representatives, focused on a win to win and customer care vision ensuring and preserving the Landlord interest. 

 

Requirements:

 

·       More than 30 years old

·       Minimum of 6 years of experience in asset and property management (commercial or industrial)

·       Top management skills

·       High organizational skills

·       Results-oriented

·       Excellent written and verbal communication skills. Fluent on English, other languages desired

·       Ability to interpret financial data. Proved experience on budget and capital planning, including reporting skills.

·       Bachelor’s degree in engineering (civil, industrial, environmental or sustainability), architecture. MBA or management certifications desired.

·       Experienced on the usage of real estate and accounting platforms such as ORACLE, SAP, YARDI or similar

·       Expert on Office tools management (excel, project, etc.)
